Buying a Home with a VA Loan: HVAC Considerations

The VA home loan program is one of the most valuable benefits available to veterans. When using a VA loan, the home must meet Minimum Property Requirements (MPRs) — and a functional HVAC system is one of them.

During the VA appraisal, the appraiser will verify:

  • The home has a working heating system
  • The system adequately heats the living spaces

What the VA appraisal does NOT cover: The appraiser is not an HVAC inspector. They verify the system turns on and produces heat — not that it's efficient, properly sized, or has years of life remaining. Always get an independent HVAC inspection before closing on a home purchase.
